1. Introduction

AlphaDeals Ltd ("we", "our", "us", or "AlphaDeals") operates a property sourcing platform. This Privacy Policy explains how we collect, use, and protect personal data - both yours as a visitor, and the property owners/vendors whose information we source as part of our sourcing service.

This policy complies with UK data protection law, including the UK General Data Protection Regulation (GDPR) and the Data Protection Act 2018.

2. Data We Collect About You (Site Visitors)

AlphaDeals does not currently require an account, login, or password to browse deals. We collect:

• An anonymous session identifier — a randomly generated token stored in your browser's local storage, used only to remember which deals you've unlocked on this device. It is not linked to your name, email, or any other identifying information.
• Contact details you send us directly — e.g. if you email us at info@alphadeals.co.uk.

💡 The "Unlock" checkout on the platform is currently a sandboxed demonstration flow and does not process real payments or collect real card details. This policy will be updated before any live payment processor is connected.

3. Data We Collect About Property Owners & Vendors

As part of our sourcing service, we compile information about properties and, where available, their owners or vendors - for example names and contact details sourced from public records (such as HM Land Registry) or provided directly for off-market opportunities. This is personal data about individuals who are not users of our platform.

• Legal basis: legitimate interests - identifying and contacting property owners is the core purpose of a property sourcing service, and the underlying source data (e.g. Land Registry Price Paid Data) is itself publicly available.
• Retention: retained for as long as the property remains an active sourcing opportunity, and reviewed periodically for accuracy.
• Their rights: a property owner who wishes to object to being contacted, or to have their details corrected or removed, can do so at any time by emailing info@alphadeals.co.uk.

4. Property Listing Data

AlphaDeals sources property listings from publicly available portals and HM Land Registry data. Once you access deal information on our platform, how you use that information is your own decision.

5. How Long We Keep Data

Session identifiers persist only in your own browser's local storage until you clear it. Property and owner data is retained as described in section 3. Where we're required to retain records for legal reasons (e.g. tax or accounting), we do so only for as long as the law requires.

6. Your Data Rights

Under UK GDPR, you have the right to access your personal data, request correction of inaccurate data, request deletion, restrict processing, receive a copy in a portable format, or lodge a complaint with the UK Information Commissioner's Office (ICO).

7. Who We Share Data With

We use the following third party to process data:

• Supabase (database provider) — stores platform and deal data on our behalf

This third party is bound by a data protection agreement and may only use the data to provide its service to us. We do not sell or rent personal data to any third party.

8. Security

We implement industry-standard security measures to protect data, including encryption in transit and at rest, and server-side access controls so sensitive deal details are only released once a deal has genuinely been unlocked. However, no method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.

9. Legal Basis for Processing

We process personal data on the following legal bases: Legitimate interests (sourcing and contacting property owners as part of our core service - see section 3), Contract (once you engage us as a sourcing client, governed by our Terms of Business), and Legal obligation (to comply with UK tax and accounting requirements).

10. Children

AlphaDeals is not intended for users under 18. We do not knowingly collect personal data from children. If we become aware that a child has provided us with personal data, we will delete it immediately.

11. Changes to This Privacy Policy

We may update this Privacy Policy from time to time - for example, once a live payment processor or user account system is introduced. We will notify you of any changes by posting the new policy on our website and updating the "Last updated" date.
