Terms of Business

1. Who We Are

AlphaDeals Ltd ("we", "our", "us", or "AlphaDeals") is a property sourcing business. We research property investment opportunities on behalf of investor clients and introduce those opportunities in exchange for a sourcing fee. Because we identify and effectively help buy property on a client's behalf, this activity falls within the definition of estate agency work under s1 of the Estate Agents Act 1979, and we conduct our business accordingly.

2. What the Sourcing Fee Covers

The fee shown at checkout ("Unlock for £X") covers our work to research, verify, and compile a specific property opportunity — including the exact address, listing source, and any owner/vendor contact details we hold. It does not cover legal fees, survey costs, mortgage/finance arrangement, or refurbishment project management, none of which we currently provide.

All fees are shown in full, including any applicable VAT, before you are asked to authorise payment. There are no hidden charges.

3. Refunds & Cancellation

As this fee is for a digital service delivered immediately on payment (unlocking a specific deal's details), you acknowledge that by requesting immediate access you are asking us to begin performing the service straight away, which affects your statutory 14-day cooling-off right for that specific unlock.

Our general position is that a fee is only retained where the service has genuinely been delivered on fair terms. We will not rely on a blanket "non-refundable" clause to keep a fee where no service was actually provided, where the information supplied was materially inaccurate, or where the circumstances would otherwise make retaining the fee unfair under UK consumer law. Refund requests can be sent to info@alphadeals.co.uk and will be assessed individually — see our Complaints Procedure.

4. Your Responsibilities

You are responsible for carrying out your own due diligence on any property before committing to a purchase, including independent legal advice, surveys, and your own assessment of the numbers (yield, return on capital employed, payback period) against your own risk appetite. We are not a financial or legal adviser, and using AlphaDeals does not replace instructing your own solicitor and surveyor.

5. Our Responsibilities

We are responsible for the accuracy of the material information we provide about a sourced deal — the core facts that would affect your decision to proceed (e.g. price, tenure, and any known material defects we're aware of). We are not responsible for a loss you make on an investment decision itself, or for information we did not provide, provided the material information we did give you was accurate.

6. Tenure & Listing Criteria

Deals sourced through AlphaDeals are automatically screened to exclude leasehold properties, shared ownership schemes, and properties already sold or under offer. This screening is carried out by automated systems against publicly listed information and, while we take reasonable care, we cannot guarantee it will catch every case — you should always independently confirm tenure and status before proceeding.

7. Governing Law

These terms are governed by the law of England and Wales, and by UK consumer protection law (including the Consumer Rights Act 2015 and the Digital Markets, Competition and Consumers Act 2024) and the Estate Agents Act 1979.
